We are pleased to share the latest update on the Albion Place development, where positive momentum continues on site.
Construction Milestones Achieved
The site is buzzing with activity and reaching several major milestones:
- Watertight Superstructure:ย The roof, front and rear dormers, and windows are fully installed.
- Internal Fit-Outs:ย First-fix works are 80% complete, and second-fix works are moving quickly at 40% complete.
- Next Steps:ย Groundworks and utility connections will begin over the next two weeks, followed by hard landscaping.
Phase 2
The Path to Completion and Exit
Phase 2 is now targeting practical completion by the end of September 2026. Once complete, we will immediately transition into refinancing and exit planning. Our primary objective is to redeem all PIP investor capital before the end of December 2026. Should the timeline extend slightly, full redemption is safely anticipated no later than Q1 2027.
Phase 1: A Proven Success Story
Phase 1 continues to provide a fantastic backdrop for the success of Phase 2. Refinancing with Hampshire Trust Bank completed successfully in March at a strong valuation of ยฃ7.5m. Even better, all 24 units are now stabilised and fully occupied, setting a strong precedent for Phase 2.

We remain incredibly encouraged by the steady progress at Albion Place and the proven strength of the Phase 1 asset. With Arcvelop maintaining tight control through these final stages, the priority isย to complete the remaining works efficiently, progress the planned refinancing, and deliver a smooth, successful exit for our investors.
