Arjun from Prosperity visits Smithfield in Birmingham, where Project Manager Leon provides an overview of the progress made during the last quarter and what is expected over the coming months.
Work is progressing well, with FP McCann’s installation now underway and already ahead of programme. External works and the main drainage connections have been completed, while the ground-floor cladding is largely in place. The high-voltage connection is also scheduled following the installation of the substation doors.
Demolition work has begun on Plot 2 and is being completed in phases, allowing part of the site to remain occupied. The remaining building is expected to be demolished between December 2026 and January 2027. Following the necessary utility disconnections, extension of the hoarding and Building Safety Regulator sign-off, piling works can begin.
Over the next quarter, the main structure is expected to reach approximately level six, alongside progress to the external façade and internal walls. Ground-floor screeding will also be completed, with mechanical, electrical and plumbing works due to begin from October.
