JQ Rise Planning Update - July 2020

We are very pleased to announce that following the planning committee meeting on 4th June, planning has now been granted for the construction of 226 luxury 1, 2 & 3 bed apartments, which will form part of Prosperity's 'Signature Range'.
Given the extra height bestowed upon the tower, combined with its importance to Birmingham's prestigious Jewellery Quarter, Prosperity have decided to combine these cues and re-name the development JQ Rise.
Design development and contractor mobilisation will take approximately six months, with a target start date of January 2021 for the commencement of the works on site. The development will be completed over two phases, with phase one comprising of 77 apartments anticipated to complete in Q3 2022 and phase two comprising of 149 apartments anticipated to complete in Q1 2023.
The aim is to work towards legal exchange taking place in September/October, and we will continue to keep investors updated as things progress.
Throughout the planning process it was clear that the location of the development was growing in importance, as it quickly became referred to as the ‘Gateway’ site to the Jewellery Quarter - based on the city’s wider plans for the area. Because of this Birmingham City Council wanted to see additional height, upgraded specifications, advanced public areas and design flare, with bespoke treatments to the façades to make this a building of recognition. Prosperity and their architects systematically perfected a redesign of the building to accommodate the council’s wishes, whilst retaining the layouts, orientations and sizes of the vast majority of the existing units.
The end result is an imposing building in the most elevated part of Birmingham overlooking the Jewellery Quarter, which we believe will become an iconic
area over the years to come - a truly flagship project in a city rapidly re-establishing itself to its former glories and its second city status.
What is more, JQ Rise benefits from its close proximity to 'Paradise', a location rich in British heritage and charm. With construction already underway, Paradise will dramatically transform this whole area of the city into a vibrant mixed-use development of commercial, civic, retail, leisure and hotel space.
Despite all the development enhancements, we are pleased to confirm that all original pricing will remain for existing plot reservations, rewarding our off plan investors. The value of these original and fixed prices will become apparent when the second phase is launched in the coming days for pending investors and owner occupiers waiting to reserve.
