Gorton, Manchester
At the beginning of the year we sold 24 properties at Gorton Manchester which have now all been rented out for the amounts that we had stated on our marketing communication between £575 and £650. Furthermore, the majority of these lets are on a long-term contact. In fact, demand is so high in this area for rental properties that our letting partner, Belvoir keeps calling to find out if we have any more of these properties available for rent, as he has a wait-list of potential tenants wanting to rent the three bedroom Bramwell.
Because of the strong rental market in this area, we have tried to secure additional properties and the lowest price that we are now able to negotiate is £130,000 (we sold them at £119,000) which again re-enforces that for the majority of investment deals there is only a short window of opportunity that exists.
Brandon
The properties that have completed so far are all rented out and investors are enjoying yields in excess of 7% on properties that they have purchased. We have now cleared the site at Brandon, which features a small development of 61 high quality 2, 3 and 4 bedroom properties.
Norwich
Our most recent investment opportunities that we were marketing at the PIP exclusive price of £185,000 at Queens Hill, Norwich. We recently received a valuation on one of these properties which came in at the current market price of £214,745.
